Sets Fees for Multipurpose Property Documents
Virginia · HB448 · Introduced Jan 12, 2026
Why it matters
Lenders and property buyers recording these combined documents would pay a flat fee instead of separate fees for each purpose. Documents with multiple copies requested for separate indexing still pay standard fees.
What it does
- Sets a $200 recording fee for multipurpose deeds of trust or mortgages up to 10 pages
- Sets a $250 fee for 11 to 30 pages and $300 for 31 or more pages
- Bars clerks from charging separate fees for each independent purpose in one document
- Requires the front page to say it is a multipurpose deed of trust or mortgage
